Okotoks real estate market activity has certainly increased in February with a total of 36 total sales in the detached sector compared to just 19 in January.
Median sale price has also increased to $448,750 from $430,000 in January.
Average days on market (DOM) is 66 compared to 78 in January.
This tells me properties are taking less time to sell. Number of new listings remains fairly close at 61 in February compared to 66 in January.
The sale price/list price remains the same at 98% meaning properties are still selling for 98% of list price.
Although the numbers say activity and prices are up, the market is still fairly slow and is still a buyers market.
The cold weather and accumulation of snow has buyers pushing off their home search unless absolutely necessary.
I predict the spring market will start once all the snow clears. But regardless of how much snow we have, it's clear that Okotoks is still a desirable place to live.
