September saw a slight decrease in sale price & the number of sales.
Ask most realtors and they'll tell you it's been slow for showings on their listings.
There were 27 sales of detached Okotoks homes in September compared to 33 in August. The median sale price in September was $447,896 compared to $450,000 in August. These figures are just slightly below August's numbers.
Average Days on Market (DOM) for Sept was 67 where August saw an average DOM of 56. This means properties are taking longer to sell. There were 72 new listings in Sept and 59 in August...so more new listings and longer days on market.
This tells me there's lots of inventory & plenty of properties for home buyers to choose from. Sellers need to be aggressive with their pricing if they want their property to move.
